Rust caught early is a repair, not a replacement

Surface rust around fasteners and laps is normal as metal roofs age — treated and sealed promptly, it's a minor job. Left for years, it becomes perforation, and perforation becomes sheet replacement. If you can see orange streaks from the ground, it's time for an inspection (ours are free).

Keeping a metal roof at its best

  • Re-screw at 15–20 years — fastener seals perish with UV long before the steel does
  • Wash salt zones annually — a hose over the roof after long dry spells genuinely helps
  • Keep dissimilar metals apart — copper pipes or lead flashing touching steel causes galvanic corrosion
  • Clear leaves from laps and gutters — trapped moisture is where coastal rust starts
  • Book an inspection every 2–3 years within the salt zone

Three metal-roof myths, retired

  • "Metal roofs are noisy in rain" — uninsulated sheds are. A home roof with sarking and an insulation blanket sits at tile-roof noise levels.
  • "Metal makes the house hot" — bare old tin did. Modern Colorbond with a thermal blanket and lighter reflective tones outperforms dark tiles in summer.
  • "It'll rust near the beach" — wrong grade, yes. Marine-specified steel with stainless fasteners and an occasional rinse is precisely what coastal Australia builds with.

How long does a Colorbond roof last on the coast?

Properly installed and maintained, 40+ years even in coastal conditions. Periodic inspections and early rust treatment are what get you there.

Why is my metal roof leaking at the screws?

Fastener seals perish with UV exposure over 15–20 years. Re-screwing with new sealed fasteners is a routine, affordable fix.

Can you restore a faded metal roof?

Yes — clean, rust-treat, prime and respray with a metal-specific coating system. It's a fraction of replacement cost.

Is a metal roof noisy in rain?

Not built the modern way — sarking plus an insulation blanket under the sheets brings rain noise down to tile-roof levels. The 'noisy tin roof' is an uninsulated shed, not a properly built home roof.

Can you match my existing Colorbond colour for a partial replacement?

Yes — we identify the original colour and batch-match new sheets. On older faded roofs we'll show you the difference honestly and discuss whether a full respray makes more sense.

How much longer does metal last inland vs on the beach?

Inland Colorbond can see 50+ years; within the front-line salt zone, 30–40 with maintenance. The gap is mostly closed by correct grade selection, fasteners and periodic washing — which is exactly what we specify.

What's the price difference between Zincalume and Colorbond?

Zincalume typically runs 10–15% cheaper sheet-for-sheet — it's the same steel without the colour coat. For homes we usually recommend Colorbond for looks and warranty; for sheds and rural buildings Zincalume is the smart saver.

How do you prevent galvanic corrosion on a metal roof?

By keeping dissimilar metals apart — compatible fasteners, no copper runoff onto steel, lead-free flashing details. It's invisible when done right and a slow-motion failure when ignored; our installs and inspections both watch for it.
