Coastal humidity makes Central Coast roofs a garden. Knowing what's up there matters, because each one does different damage:
- Moss: holds water against the surface like a wet sponge; accelerates tile porosity and traps debris in valleys
- Lichen: bonds into the surface; pulling it off takes tile coating with it, which is why we kill it at the root first

How often should a roof be cleaned?
On the coast, every 3 to 5 years keeps growth from establishing. South-facing and tree-shaded roofs may need it sooner.
Does cleaning include moss and lichen treatment?
Yes. We treat growth at the root with biocide, not just blast the visible part, so it doesn't return within a season.
I'm on tank water. Can you still clean my roof?
Yes. We disconnect or divert downpipes before treatment, use tank-safe practices, and manage first-flush after the clean so your water stays clean.
How long will the roof stay clean?
With root-level biocide treatment, typically 3 to 5 years on the Coast before growth re-establishes, longer on sunny northern faces, shorter under heavy tree shade.
Will cleaning strip my roof's paint?
Sound coatings, no. We set pressure to the surface. If a previous coating is already failing, cleaning will reveal it (better now than under new paint), and we'll show you photos and options.
Is high pressure cleaning safe on an older roof?
Only if the surface can take it, and that's the first thing we assess. Older brittle tiles and aged coatings get soft washing instead. The method matches the roof; that judgement is what you're paying for.
Can you clean our roof quickly before a property sale?
