When to book an inspection
After major storms, before buying or selling, when you spot a ceiling stain, when the roof turns 15, or whenever you simply don't know its condition. Catching problems early is the cheapest roofing strategy there is.

Red flags you can spot from the ground
Between professional checks, your own eyes are worth a lot. From the street or backyard, look for:
- A ridge line that dips or waves, as straight lines are structural health
- Orange rust streaks on metal, or dark water trails below valleys
- Visibly cracked, slipped or missing tiles
- A green tinge on the southern face, as moss establishes
- Stains or peeling paint on eaves and fascia, from gutters overflowing somewhere
- Coloured grit collecting at downpipe outlets, as tile surfaces break down

Is the inspection really free?
Yes. Completely free, including the written report and photos, with no obligation to book any work.
How long does an inspection take?
Usually 30 to 60 minutes on site, with your report and photos delivered shortly after.
Do you do pre-purchase roof inspections?
Yes. A roof is one of the most expensive things to fix on a new home. Know what you're buying first.
Do you use drones or actually walk the roof?
We walk it (hands on tiles, fasteners and pointing) and use a drone only where access genuinely demands it. Most roof problems are felt and heard as much as seen.
How often should a Central Coast roof be inspected?
Every 2 to 3 years in the salt zone or under heavy trees; every 3 to 5 years elsewhere, plus after any major storm.
Do I need to be home for the inspection?
Helpful but not essential. Many inspections run while owners are at work, with the report and a phone walkthrough after. For pre-purchase checks we coordinate access with the agent.
We don't know how old our roof is. Can you tell?
Usually within a few years. Tile profiles, fastener types and material batches date a roof reliably. More importantly, we can tell you the years it has left, which is the number that matters.
Can the report be used for insurance or a property purchase?
Yes. It's written and photographed to stand up in both contexts, and insurers and conveyancers receive copies from us regularly.
