What is a roof restoration?
A roof restoration is a complete renewal of your existing roof's surface and weatherproofing: everything short of replacing the roof itself. Where a repair fixes one problem and a replacement starts again from the battens up, a restoration systematically brings every component back to as-new condition: the tiles or sheets, the ridge capping, the valleys, and most importantly the protective surface that keeps water out and colour in. On the Central Coast, where salt air, coastal storms and humid valleys age roofs faster than almost anywhere in NSW, a quality restoration at the 25 to 40 year mark is the single best-value intervention a roof can get.
Tile, terracotta and metal: each restored properly
Different roof materials need genuinely different restoration approaches, and using the wrong one wastes your money:
- Concrete tile, the classic Central Coast roof. Cleaned, repaired, rebedded and repointed, then sealed and coated. The biggest transformation of any roof type.
- Terracotta: cleaned and repointed, but glazed terracotta is never painted (the glaze rejects coatings). Anyone who quotes you to paint glazed terracotta is telling you they don't know roofs.
- Metal / Colorbond: rust treated and sealed, sheets rescrewed with new sealed fasteners where needed, then finished with a metal-specific coating system rated for coastal exposure.

How long does a restoration last, and how do I keep it that way?
A quality restoration is good for 15 to 20 years on the Coast. Getting every one of those years is mostly about small habits:
- Keep gutters and valleys clear, as pooled leaf litter holds moisture against the roof.
- Trim overhanging branches; shade plus leaf drop is what brings moss back.
- After major storms, take a minute to scan from the ground for anything displaced.
- Book a quick professional check every 3 to 5 years, so small fixes stay small when they're caught.

How long does a roof restoration last?
With a quality coating system, 15 to 20 years. Our premium 4-coat system is backed by a 15-year warranty* (*conditions apply).
Is restoration cheaper than replacement?
Significantly: typically a quarter to a third of the cost of a full replacement, which is why we always assess restoration first.
Can every roof be restored?
No. And we'll tell you honestly. Roofs with structural damage, widespread rust-through or very old porous tiles are usually better replaced. Our free inspection gives you a straight answer.
How long does the work take on site?
Most restorations take 2 to 4 days, weather permitting. We never open up more than we can weatherproof, so your home is protected every night.
Can I stay home while the work is done?
Absolutely. All the work is external. Expect some noise during cleaning and repairs, and we'll let you know each morning what's planned.
What time of year is best for a restoration?
Coatings need dry weather windows, so late spring through early autumn is ideal on the Coast, but we work year round and schedule around the forecast.
Is the coating safe for my rainwater tanks?
Yes. Tell us you're on tank water and we'll use potable-water-safe coatings and manage first-flush diversion after the job.
Will you paint my glazed terracotta tiles?
No. Glazed terracotta should never be painted, and we'll tell you so. Terracotta is cleaned and repointed; the original glaze is the finish.
